Why Desert Pavement Fails Early
Most asphalt failures we see in the Coachella Valley aren’t from age — they’re from pavement that was never designed for the desert in the first place. Common signs of an underspecified job include premature raveling (loose stone separating from the binder), severe alligator cracking from an under-built base, rapid color fade and oxidation, and rutting in high-traffic areas where the mix simply couldn’t handle sustained heat under load.
When NPG quotes a Coachella Valley project, we specify mix designs and binder grades engineered for these conditions. We also recommend sealcoating cycles tailored to the desert UV environment — typically more frequent than the same property would need in Riverside or Orange County, but well worth the extension in pavement life.
Resort, Country Club & HOA Specialists
The Coachella Valley has one of the highest concentrations of resort properties, country clubs, and gated HOA communities in California. These properties have specific requirements: appearance matters as much as durability, residents and guests need to be communicated with throughout the work, and project schedules often have to work around peak season (October through May).
